Let's go?
How does the Minha Casa Minha Vida 2023 program work?

The Minha Casa, Minha Vida program was created to offer families with a gross monthly income of up to R$ 8 thousand the chance to own their own home. Additionally, people who are homeless will have the chance to join the program as well.
Therefore, the first and only criterion for participating in the Minha Casa, Minha Vida program is income, where families are divided into bands, according to each person's monthly amount:
- 1 Urban Band: Monthly income must be up to R$ 2,649.00;
- 2 Urban Range: Monthly income must be up to R$ 2,640.01 to R$ 4.4 thousand;
- 3 Urban Band: Monthly income must be up to R$ 4,400.01 to R$ 8 thousand.
– Families from rural areas:
If you live in rural areas, the bands are annual:
- 1 Rural Band: Annual gross household income must be up to R$ 31,680.00;
- 2 Rural Range: Annual gross family income must be from R$ 31,680.01 to R$ 52.8 thousand;
- 3 Rural Range: Gross annual income must be from R$ 52,800.01 to R$ 96 thousand.
It is worth remembering that the Measure does not take into account some social, welfare or social security benefits in the sum of the family's income. The benefits not taken into account in the sum of income are:
- Unemployment insurance;
- BPC – Continuous Payment Benefit;
- Bolsa Família;
- Sickness Benefit.
– Families in Track 1 will have extra benefits:
Of the 15 thousand houses that will be delivered, 50% will be delivered to families within Range 1, which we talked about before.
Ultimately, the families did not pay the full value of the house. Within the model, the government will assume from 80% to 95% of the value of the property. The remainder of the amount, which can range from 5% to 20%, can be financed by the family and paid in several installments with small interest.
An interesting point is that houses should preferably have contracts and registrations always made in the woman's name, even if the husband does not give authorization.
What are the criteria to participate in the Minha Casa Minha Vida 2023 program?
There are some criteria for you to participate in the Minha Casa, Minha Vida 2023 program. They were divided between the bands. Let's talk about them below:
– Criteria for Band 1 families:
To begin with, Band 1 families must, of course, have a monthly income of up to R$ 2,640.00. Furthermore, none of the members can have a house in their name, be entitled to any property or be a buyer.
In addition to these points, three items require extra attention that your family should pay attention to, if participating in Track 1, which are:
- CANNOT receive any housing benefit, whether from the municipality, state or government;
- You cannot have received home purchase discounts using the FGTS;
- Discounts on the purchase of construction materials to complete, expand or renovate a property cannot have been granted to the family.
If you and your family follow these criteria, then it is possible to register with Caixa Econômica Federal.
– Criteria for families in Band 2 and 3:
For families that are part of Band 2 and 3, the criteria starts with income, which cannot be greater than R$ 8 thousand.
In fact, this is the only criteria, besides, you can follow the registration steps.
We will talk about each of them below.
How to register for the Minha Casa Minha Vida 2023 program?
– Registration for Track 1 families:
To sign up, you need to go to your city's city hall and, after that, wait for Caixa to validate the data presented. When approved, the date of the draw for the homes is mentioned.
It is worth remembering that the draws are only carried out when the city does not have enough houses in the Minha Casa, Minha Vida 2023 program for the number of families registered.
If the program draws a family, information about the subscription details and the purchase and sale contract. Finally, with everything in order, all you have to do is sign and that’s it.
– Registration for families in Band 2 and 3:
Hiring can be done directly with the program organizer or at Caixa itself. To begin the process, the family needs to have a property chosen so that a financing simulation can be carried out through the company's website. Box.
In this simulation, which you will do yourself, you will understand the conditions and deadlines so that you can see whether or not the proposal makes sense in the family budget. Therefore, it is important to provide some information now, such as:
- Approximate value of the property;
- Location of the property;
- Personal data;
- Gross family income.
Finally, if your family approves the result, you go to the Caixa branch to deliver the documents to the bank. After analyzing it and, if everything is OK, the family signs the contract.
