1<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Recent modifications to the Brazilian housing program expand the Category 1 (urban) criteria to cover families with a total monthly income of up to R$ 2,640 (previously, up to R$ 1,800), corresponding to twice the current value of the minimum wage.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For families residing in rural areas, Category 1 includes those with a gross annual income of up to R$ 31,680.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Track 2<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Category 2 (urban) comprises families with a total monthly income between <strong>R$ 2,640.01 and R$ 4,400<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For rural areas, Category 2 covers families with gross annual income between <strong>R$ 52,800.01 and R$ 96,000<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Track 3<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Category 3 (urban) includes families with a total monthly income between <strong>R$ 4,400.01 and R$ 8,000.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With regard to families living in rural areas, Band 3 establishes a limit for gross annual income, falling between <strong>R$ 52,800.01 and R$ 96,000.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Property values in including an update to the limits on property values that can be financed.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These changes were implemented for both urban and rural areas.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In relation to the urban area, the financing ranges are as follows:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>1. <strong>Track 1<\/strong> (properties with subsidy): Now, the value limit is <strong>R$ 170 thousand<\/strong>.<\/li>\n\n\n\n<li>2. <strong>Track 1 <\/strong>and 2 (financed properties): The new value ceiling is <strong>R$ 264 thousand<\/strong>.<\/li>\n\n\n\n<li>3. <strong>Track 3<\/strong> (financed properties): The limit was extended to up to <strong>R$ 350 thousand.<\/strong><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">For rural areas, the new guidelines are as follows:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">1. For new properties, it is now possible to obtain financing of up to R$ 75 thousand, an increase from the previous amount of R$ 55 thousand.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2. In the case of property renovation, the new limit for financing is R$ 40 thousand, previously it was R$ 23 thousand.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These changes aim to make the program more accessible and comprehensive, benefiting a greater number of people seeking to own their own home, both in urban and rural areas.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Size of properties<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">O <a href=\"https:\/\/www.caixa.gov.br\/voce\/habitacao\/minha-casa-minha-vida\/Paginas\/default.aspx\" target=\"_blank\" rel=\"noopener\">housing program <\/a>\u201cMinha Casa Minha Vida\u201d recently implemented new rules that cover changes in the size of the properties covered.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Residences now have a minimum size of 40m\u00b2 for houses and 41.5m\u00b2 for apartments.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Additionally, all units include a balcony, and housing complexes must be equipped with a room dedicated to the library and devices for practicing sports activities.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Furthermore, the land allocated to the program must be located in urban areas, with access to infrastructure, and close to schools, health centers and public transport, among other essential services.<\/p>","protected":false},"excerpt":{"rendered":"<p>Discover the new rules of Minha Casa Minha Vida 2023 in this unmissable article!
